How much each modular home may cost

There are so many different variables that will affect the final cost of Container Houses, so instead of trying to address each and every possible option, we’ll demonstrate the price breakdown for an average modular home. These numbers are estimates that serve to give you an idea of how much each stage may cost. The amount you will end up paying can and will be different.

Because we did proper due diligence of the land beforehand, we identified a rock ledge that would have cost us at least a few extra thousand dollars to dig through. Instead we just moved our house to a slightly different location and avoided the hassle all together. Since we want extra storage space and the option to add some more living space in the future, we opted for a full basement instead of a crawl space. Placing our house on just a crawl space would have been just as structurally sound, and only half the cost, but the utility of a full basement made it worth it.

In addition to the delivery costs for the home which pay for the flatbed trucks that will be carrying the modules, I also have to pay for the flag cars that drive in front of and behind the trucks to warn other drivers of the oversized loads. Each state has different taxes and fees associated with building homes. These are separate from permitting costs.

A modular home is one that is built indoors in a factory-like setting. The finished products are covered and transported to their new locations, where they are assembled by a builder. A modular home is not a mobile home; it is simply a home that is built off-site, as opposed to on-site. These homes are often called factory-built, system-built or prefab (short for prefabricated) homes.

This is the highest price that your manufacturer will be able to give you any help with. It includes everything the previous prices do in addition to the estimated costs for site prep, pouring the foundation, buttoning up, and any site work like constructing porches. Since all of those aspects are handled by your GC or builder, this price is highly dependent on the costs that they quote you.

The All-in price is the total cost of building your Modular Home. It includes everything the previous prices do in addition to costs for connecting utilities, purchasing land, site work, landscaping, paving a driveway, permits, taxes, fees, etc. There is no way to determine what this cost will be without doing some serious research into your specific situation. Enlist the help of your manufacturer, GC, real estate agent, town hall, and local utilities company.
